JONESBORO – The planned upgrade to Martin Luther King Jr. Drive (formerly Commerce) prompted a proposal for a new roadhouse along the route.
The Metro Planning Commission will consider a 27.76-acre rezoning proposal at the intersection with CW Post Road from I-1 Industrial Limited to C-3 General Commercial on Tuesday.
Although the property’s address is 5712 CW Post Road, the parcel includes over 500 feet of frontage on MLK Drive.
Although it is currently only a two-lane highway, the Arkansas Department of Transportation is planning a major widening of MLK Drive and extending the route further north to connect to East Johnson Avenue ( US 49), offering a more direct route to Interstate 555.
The upgrade will allow through traffic to avoid congestion at Hilltop and Red Wolf Boulevard.
Construction of the highway project was due to start in 2021, but was delayed by the acquisition of the right-of-way, ArDOT officials said.
Caliarka Petro, who owns a CITGO store at 3910 S. Caraway Road, is requesting the zoning change. The applicant submitted a concept for a TA Express, a smaller version of the larger Travel Centers of America truck stops found in 43 states.
Announcing plans to expand to Jonesboro, TA said the location will include:
Branded essence with 12 refueling stations
Diesel truck with six refueling stations
Approximately 75 parking spaces for trucks
Around 75 parking spaces
Two quick-service restaurants
The panel will also consider a proposal from Mike Cameron to de-zoning 2.35 acres at 1510 and 1604 Woodsprings Road, from the C-4 commercial district to the RS-6 single-family district.
The land is just east of Woodsprings Pharmacy and across from Woodsprings on Twin Oaks Avenue.
The plans submitted with the rezoning request indicate 11 townhouses on the property with green spaces reserved for picnic tables and barbecues.
The commission will meet at 5:30 p.m. on Tuesday at the Civic Center, 300 S. Church St.
